July 2023 Market Update

July marked the end of a sales drought spanning two consecutive months.  Both properties that had been pending in June successfully closed their transactions.  Two fresh listings entered the market with one remaining available while the other promptly secured a contract.  The median sales price experienced a reduction in comparison to prior months.  This shift can be attributed to the unique attributes of the properties that were available for purchase.  Notably, the inclusion of a one bedroom home rather than the previous trend of exclusively two-bedroom sales in preceding months.
